Custom-built in 2016 for a pair of Calgary transplants, this 11,900-square foot waterfront home in Victoria, Canada, enjoys eastern views across Cadboro Bay and the Haro Strait to the Gulf Islands and Washington state’s Olympic Mountains.

Set in Victoria’s upscale Oak Bay district, the home is in The Uplands, “the city’s most sought-after neighborhood,” said Lisa Williams of Sotheby’s International Realty Canada, the listing agent.

The sellers are “empty-nesters who moved here to enjoy boating, golfing and everything Victoria has to offer,” Ms. Williams said. “This home provided them space, privacy and a great lifestyle.”

The property enjoys access to a pebble-and-sand beach; most nearby homes only have rocky water frontage, according to the listing agent.

Clad in Canadian limestone sourced from Ontario, with a cedar roof and circular stone driveway, the home is “designed to be timeless, elegant and warm,” Ms. Williams said. “The materials, like granite, marble and quartz, were chosen in neutral palettes to stand the test of time. The sellers have an extensive art collection, so they wanted the house to be understated, not overly ornate or fussy.”

Fully fenced and gated, the property sits up a long, stone-paved driveway, “well removed from Beach Drive,” Ms. Williams said. On its main level, the home’s centerpiece is an expansive, bright-white kitchen with two huge islands. “The kitchen doubles as an entertainment space, and is perfect for wine tastings or gatherings,” she said.

Outfitted with Wolf and Sub-Zero appliances, the kitchen opens into a family sitting area with a gas fireplace. A display area for wine bottles also adjoins the kitchen. “Rather than a wine cellar, it’s designed to be accessible from the main level, for entertaining,” Ms. Williams said.

Nearly every room on the home’s main level boasts a water view. The formal living room, with its gas fireplace, features floor-to-ceiling glass doors that open to the home’s back terrace, with Cadboro Bay as a backdrop. A dining room offers high ceilings and another fireplace.

Because all of the bedrooms include en-suite bathrooms and walk-in closets, there are several options for a principal suite, Ms. Williams said. The main level includes one bedroom suite, with three more bedrooms on the upper level and one in the home’s finished basement.

The upper level includes a small gallery area at the top of the stairs. To maximize privacy, a bedroom suite and a dedicated office are at the opposite end of the floor from two other bedrooms. The sellers installed heated floors throughout the home; mechanicals and HVAC systems are less than five years old, Ms. Williams said.

The lower level features a large guest room, exercise room and a television/game room. The basement includes a walkout to a covered terrace and the beach beyond. The patio surrounding the house is built in bluestone sourced from Kentucky, Ms. Williams said.

The home’s three-car garage includes large storage rooms that could accommodate “luggage or kayaks,” Ms. Williams said. The property comes with two oversized laundry rooms, on the main and upper levels, both with ample storage.

Talking Points

The house is one of only three “oversized acreages” on sought-after Beach Drive, Ms. Williams said. “It’s a big parcel.” Lushly landscaped, the surrounding lawns were also designed for “low maintenance. The sellers didn’t want to hire a full-time gardener,” Ms. Williams said. Access to a pebble beach also makes the home unusual.

“Only a handful of properties offer actual beachfronts,” she said. “Most of them have rocky frontage.” In a neighborhood of homes dating back more than a century, this is one of the newest builds, she added.

Neighborhood Notes

Beach Drive “is an exceptionally good location,” Ms. Williams said. The Royal Victoria Yacht Club, Western Canada’s oldest, is “walking distance,” she said; Oak Bay Village, a six-minute drive from the home, “offers a charming village feel close to the University of Victoria” with ample shopping and services, she said. Victoria International Airport is about a half-hour by car.

Long one of Victoria’s most affluent areas, The Uplands neighborhood has a colorful history. The Hudson’s Bay Company owned the territory before selling it to two Scottish-émigré cattle ranchers in 1907. The pair hired eminent landscape architect John Olmsted to design their “garden suburb.” He also made it a gated community, but not in the traditional sense; three huge stone gates, built as part of a 1912 sales promotion, still demarcate the Uplands’ boundaries.
